What types of properties can I finance?
- We finance residential investment properties including single-family homes, 2–4 unit dwellings, condos, and small multifamilies. Like many private lenders, we focus on non-owner occupied 1–4 unit properties (and certain multifamily/apartments), rather than owner-occupied homes .
- Eligible collateral includes 1–4 unit residential properties – such as single-family rentals, townhomes, and duplexes – and often multifamily buildings as well. For instance, American Heritage Lending’s FAQ notes they lend on SFR (1–4 units), multifamily, and condos . (Mixed-use or purely commercial properties are generally not financed under our standard programs .)
Do you lend on owner-occupied homes or can I live in the property?
- No – we do not finance owner-occupied properties. Our programs are limited to non-owner occupied real estate investments. This aligns with industry practice: Capital Fund I’s FAQ clearly states they only lend on non-owner-occupied residences (tenants are fine, but the borrower cannot live there) . In short, you cannot occupy the home; it must be an investment property.
- Our loans are business-purpose only, meaning the property cannot be your primary residence. For example, Anchor Loans notes it has no owner-occupied loan program and lends only to experienced investors for non-owner occupied projects . You may rent the property to tenants, but you as the borrower cannot reside in it under our loan terms.
Do you finance renovation costs for a fix-and-flip?
- Absolutely. In addition to fix-and-flip bridge loans, we offer 30-year rental property loans (often called DSCR loans) for purchasing or refinancing income properties. This dual focus is common – e.g., Kiavi’s products include both bridge loans for flips and DSCR rental loans for long-term holds . So whether you’re flipping for resale or building a rental portfolio, we have loan options for each strategy.
- Yes – we have long-term rental loans for investors who buy-and-hold properties. These loans are typically 30-year, fixed or hybrid adjustable mortgages based on the property’s cash flow (Debt Service Coverage Ratio). Competitors like LendingOne and Visio Lending similarly offer DSCR-based rental loans alongside their short-term flip financing , and we provide the same full spectrum of loan types.
How can brokers work with IceCap Group?
- We have a dedicated Broker Program (Third-Party Origination program) for mortgage brokers and referral partners. In fact, many of our loans are originated via broker partnerships. This question appears on many competitors’ sites – for example, LendingOne’s broker FAQ asks “Do you work with Mortgage Brokers?” and the answer is yes, they have an exclusive wholesale program . We likewise welcome brokers and provide the support and compensation structure to make it a win-win.
- We actively partner with brokers. Just as other leading private lenders (like LendingOne and Kiavi) have broker or TPO programs , we offer broker access to all our loan products. If you’re a mortgage broker with real estate investor clients, you can work with us either through our formal broker agreement or even on a deal-by-deal referral basis.
